The site is approximately 1.32ha - a greenfield site within the ownership of the City of Lincoln Council, allocated for residential development within the adopted Local Plan.
Numbers 89 and 93 Rookery Lane were acquired by the Council with the intention to demolish the existing properties to allow for access into the site, which was previously ‘landlocked’ behind the existing built form of Rookery Lane.

The scheme comprises 42 dwellings including a mix of tenure and size to deliver a high-quality 100% affordable housing scheme. The dwellings were designed to reach EPC rating A and the latest HQI and Lifetime Home standards.
The design of the homes is intended to be a clean, contemporary interpretation of the built form which already exists in the local area. Large, clean punctuated window openings against the sharp external brickwork achieve this, whilst providing light airy spaces internally.
The new homes were built using traditional construction methods but feature forward-thinking innovation including electric vehicle charging points for each house and a shared pay-as-you-go charging station between the apartments.
